Ja govorim o VIC. Povecali su land tax u prosjeku za $1000. Znaci placao si prije $1000 sada je to $2000 kao direktna posljedica 200 dana lockdowna da bi otplatili dug nastao kao posljedica takvog kolektivnog ladjenja muda. Inace land tax u VIC je znatno vise od toga sto ti spominjes. Par hiljada baka je neki prosjek bio prije ovog povecanja.

Inače, ovaj porez plaćaju samo investitori, obična raja ne tj. ne plaća se za kuću u kojoj se živi (principal place of residence).

Poreska osnovica nije kupoprodajna cena već procenjena vrednost kuće + zemljišta koja je uvek manja. Prosečna kuća u Melburnu je $1M, za potrebe council rates i land tax to se računa oko $900k od čega je $600k vrednost zemljišta.

Ima u Melburnu da se probere ne zemlja za 600k, već dobiješ i kuću pride za te pare, znači cena zemlje bez objekta je 350-450k. Jugozapad Werribee, Hoppers Crossing, Laverton; zapad Sunshine, St Albans i još zapadnije, naravno Melton je najjeftiniji; sever od Broadmeadows pa nagore da biras; jugoistok Dandenong, Frankston i ostali... Ja da mogu da kupim kuću u Sidneju za tu cenu na toj udaljenosti od centra i to da mogu da biram na svim stranama osim istoka i juga, ja bih pevao. E sad za čitaoce koji ne znaju reč je o nekretninama sa najjeftinijim ulaznicama, što znači da se instalira alarm, poželjan pas, ali verovatan problem su raspad škole i bolnice. Hajde bolnica može i da se zaobiđe, ali škola ne, onda mora samo privatno, a to je nekih pa makar 150k za 12 godina... Po detetu. Edited July 22, 2023 by noskich

I ti si ga Pero omašio, nije reč o bilo kakvim investitorima, već stranim koji ne borave u zemlji: An absentee individual is any individual who: is not an Australian citizen or permanent resident, and does not ordinarily reside in Australia, and was either absent from Australia: on 31 December of the year prior to the tax year, or for more than 6 months in total in the calendar year prior to the tax year. Are you an absentee individual? There are up to four steps to determine whether a person is an absentee individual. You should consider these steps for each assessment year: Step 1: Is the individual an Australian citizen or permanent resident? If yes, the individual is not an absentee person. If no, go to step 2.
