https://www.brisbanetimes.com.au/politics/queensland/i-would-never-have-invested-into-queensland-property-20180718-p4zs5e.html

Australian property owners living overseas for more than six months are being slugged thousands of dollars in extra taxes under a measure designed to capture foreigners and "absent" land owners.

fd01c600dbd25b3105b237de173e550eef0cfa57

Tyson Lehn, a self-funded retiree and Australian citizen who has been living in Thailand to save money as the cost of living is cheaper, said the decision had "devastated" the income stream from his rental property at Morningside.

"I am one of the unfortunate people caught totally unaware, already committed to owning an investment property in Queensland before the budget announcement," he said.

"I was unfortunately medically retired and decided after financial advice to use all of my superannuation and other funds from compensation to purchase an investment property in Queensland. From that I could draw a very modest rental income to live off.

"Now I am eating into my reserve savings to make up the shortfall.

"[If I had] the opportunity to know there would have been such punitive taxes, I would never have invested into Queensland property."

Mr Lehn bought the property five months before the budget announcement and was slugged a $1600 absentee surcharge in 2017-18 as part of his $4863 land tax bill — which he said equated to one-third of his net rental income.

He said land values increased each year, meaning that land tax and absentee charges would also increase.

Spoiler

What is the vacant residential land tax?

The vacant residential land tax (also referred to as the vacant residential property tax or vacancy tax) is a tax on residential properties in Melbourne's inner and middle suburbs which are unoccupied for more than six months a year.

It is a Victorian tax, and is different to land tax, the absentee owner surcharge and the federal vacancy fee for foreign owners of residential dwellings.

Why did the Government introduce this tax?

The Government was concerned about the number of properties being left vacant across Melbourne's inner and middle suburbs and the tax is intended to encourage land owners to make residential properties available for purchase or rent so that Melbourne’s current housing stock is used as efficiently as possible.

Only vacant residential properties in Melbourne's inner and middle suburbs, where the issue of housing affordability is most pressing, are subject to the tax.

Investicije u nekretnine treba zestoko oporezivati kao najvisi stepen govnarluka.

Zanimljiv emotivni ispad.
